Key points

  • Lennar breaks ground on The Foundry, 1,000-plus homes downtown
  • About 70 acres on Washington Avenue; home building starts Oct. 2027
  • Townhomes and detached houses planned from the $300,000s

Lennar Corp., one of the nation's largest homebuilders, has launched a project to put more than 1,000 homes in downtown Las Vegas. Company officials, joined by state and city leaders, held a ceremonial groundbreaking Thursday, Oct. 15, for the community, called The Foundry, the Las Vegas Review-Journal reported.

The roughly 70-acre site straddles Washington Avenue just east of Las Vegas Boulevard. It covers the vacant former Grant Sawyer state office building site and, across the street, the Cashman Center complex, which is set to be demolished.

Mix of townhomes and houses

According to a Lennar news release, the gated community will offer both townhomes and single-family detached homes, with prices planned to start in the $300,000s. Every home will come with the company's Everything's Included program, which folds popular features and finishes into the base price.

Planned amenities include pools, picnic areas, walking paths, a fitness course, a play field, a children's play area and amphitheater-style seating for outdoor events. Vertical construction is expected to begin in October 2027, the Review-Journal reported.

Council approved deal earlier

Lennar won an auction to buy the Cashman complex and later pursued the Grant Sawyer site across the street. The Las Vegas City Council formalized development agreements with the company earlier this year, when plans called for 1,071 homes.

Joy Broddle, president of Lennar's Las Vegas division, said in the release that The Foundry is an important step toward putting homeownership within reach for more families and an example of a public-private partnership investing in downtown.
